1)Please take a moment to read the following and make sure all your guests are happy with the arrangement and the house rules.
2)Please note - we are a Bed and Breakfast. The breakfast room is not equipped for self catering. It does not have cooking or washing up facilities. There is a mini fridge, microwave, toaster, kettle and tea and coffee making facilities. If you are snacking in of an evening we will gladly provide you with plates and cutlery.
3)When booking please can you let me know if you would like the beds arranged as a Superking or two singles in the first and second bedroom.
4) For children I have cot, high chair, booster seat & bed guard, Please let me know if you would like to use any of these.
5) Sorry no pets.

7) Cancellation policy.
We operate a 'Moderate' cancellation policy.
Deposit - £25 payable on booking to secure your booking. Non-refundable.
Balance of payment due 30 days before arrival.
If you cancel any time up to 30 days before your arrival date, you will not get a refund of your deposit but the remainder of price due will not be charged or if already paid, will be refunded.
If you cancel within 30 days of your arrival date, you will be charged 30% of the total price of your booking.
If you don't show up you will be charged the total price.
No fees charged for bookings cancelled within 48 hours of booking.
Please do not ask us to waive cancellation fees under any circumstances. Every person wishing to cancel always has a really good reason why they need to cancel their holiday - often due to difficult circumstances and we sympathise. However we are a business. If we did not enforce these cancellation fees regardless then we would not be able to operate. Thank you for your understanding.
We have a strict no smoking and no drugs policy in the property and grounds. We are sorry that we can not allow pets in the B&B. We ask that you respect the quiet rural nature of the village and keep noise to an absolute minimum if you are sitting out in the garden at night time. No stag / Hen groups. Please no swearing, excessive drinking or unruly behavior.
We will always try and be here to greet you but if not, access to the annex is to the left as you look at the main house. We will arrange to leave the key in a safe place.
Follow the path round and you will see the deck and entrance to the annex.
Breakfast is laid out in the breakfast area each morning for you to help yourself about 8am - earlier or later if needed, just let me know. Breakfast is continental and is cleared away mid morning.

Directions. For sat nav please use our postcode SO41 5QE. You need School Lane in Pilley (Not Lymington)

If you have Sat Nav our postcode is SO41 5QE As you turn into School lane from Pilley Hill we are the only drive on the left with two white stone signs saying 'Oakfield Lodge'
There is no parking on the property but space is available roadside to the front of the property. Please park on the road or on the grass area at the bottom of the drive. Beware of the ditch.
Driving in the New Forest. !!! CAUTION!!!
Horses, Donkeys, Cows and Pigs have free access and right to roam throughout certain parts of the New Forest. This includes roads, paths, and village streets. The moment you drive over a grid please be extra cautious and expect to encounter animals on the road.
Two local pubs within walking distance both do food.
Fleur De Lys Pilley Street, Pilley, Hampshire SO41 5QG (Fine dining - min age for children)
The Red Lion, Rope Hill, Boldre, Lymington, Hampshire SO41 8NE Good pub food, great for families. Best to drive not walk with young children.
Fantastic places to eat in surrounding area.
